This page is dedicated to things that are happening or are scheduled to happen in the near future.  Where possible, we will list when contractors will be on site, where they may be working and other information for you, the owners, regarding what is going on in the complex.

In some instances, we will also note activity that has been approved by your board but has not yet been scheduled. Note this is for your information.  Do not engage these contractors or request anything of them as they have their assignments fixed by contract with our Management organization, Herriman & Associates, Inc.

Scheduled Maintenance, Project News and Updates

Lawn and Landscape services

Lawn mowing is now scheduled for Tuesday again this year. In case of inclement weather, or an intervening holiday it may be delayed a day or two.

We walked the site on May 7 and identified numerous landscape and lawn areas that need attention. Our landscape contractor (United Landscape) has prepared a list of the items identified submitted a proposal to remedy areas identified. All areas that have been identified during the walk-around have now been corrected. New plantings and seeded lawn areas should be watered daily for the next two weeks or so until established. The irrigation system will take care of this on Wednesday, Friday and Sunday. We ask you, the residents, to fill in the days the irrigation system doesn’t operate.

Shrub trimming has tentatively been scheduled for Wednesday, July 2.

Pavers separating the driveways

Where two driveways are side-by-side there is a row of brick pavers separating the driveways.  In many cases, these pavers have settled or moved  potentially creating a hazard and also is unsightly.  We have approved a contract to restore many of these areas to be level to the surrounding concrete.  Because of budgetary constraints, we were not able to address all twenty areas but have concentrated on the most severe situations.

This work has now been completed.

Streets

Our asphalt streets were last maintained 5 or more years ago. As they age and weather, they naturally develop cracks and the surface wears subjecting the roadway to weather related damage.  To preserve the roads in good condition and prevent costly future repairs, the roads must be periodically maintained   We have approved a contract to fill the cracks and treat the surface.

The start date for this work will be posted here after the contract is finalized and you will be notified just prior to the start of the effort as the road may not be accessible during that effort.

Sump Pumps

Sump pumps are routinely inspected to make sure they are operating satisfactorily. We have contracted to have them inspected this summer and you will be notified when the work begins. The company doing the inspections will notify individual owners to set up an appointment for the inspection.

The contractor has started contacting the owners who have a sump pump to set up an appointment. If you have not been contacted yet, you should be shortly.

Irrigation

The irrigation is set to operate between 2:00 AM and 6:00 AM on Wednesday, Friday and Sunday. To conserve water, we have installed a rain sensor. The rain sensor will prevent system operation during and for some time following a rain event.

Gutters

Gutters are cleaned twice a year. The first cleaning is currently scheduled for late June or early July. We are working with the company to move the work earlier.

We will post the dates when firmed up. Please make sure that you have moved any furniture or other items away from the building to allow the contractors easy access to the gutters.
